In the heart of Nolensville, Tennessee, Land Innovations set out to develop a 25-acre town center that aligned with the community’s newly adopted form-based zoning ordinance. Challenge
The Nolensville Town Center project was envisioned as a central hub featuring a mix of residential, retail, and public spaces, including performance venues, splash pads, and greenways. However, the development site presented several challenges:
- Limited space for both stormwater detention and public amenities
- Difficult topography complicating traditional stormwater infrastructure
- A need to meet high-density (15 units/acre) requirements while preserving open space and reducing impervious surface impact
The existing plans called for a traditional detention pond with steep slopes that would take up critical real estate and offer no community benefit during dry weather. A creative solution was required to meet environmental regulations without compromising the quality of the public realm.
Solution
